What facilities do you offer?

Here at Cambridge Country Club, we’re very fortunate to have a whole host of facilities for our owners to enjoy. We’ve got everything you could need for a relaxing time away including an 18-hole par 72 Championship Golf Course & Pro Shop, 15m indoor heated swimming pool, spa, sauna, steam room, state-of-the-art gym with all the latest equipment, Beauty & Wellness Suite and of course, our onsite Bar & Restaurant.

What services are connected to the holiday lodge?

The services connected are:

  • Gas (LPG) – piped underground
  • Electrics – individual meters
  • Water & Sewer mains

Is there wifi in my new holiday home lodge?

Yes. Every holiday home lodge has its own modem capable of creating individual Wi-Fi networks, to ensure your privacy is secured. This also allows you to set up remote heating functions such as Hive and Nest, so your home from home can be just the way you like it when you arrive.

Can I rent out my holiday home lodge?

Yes! We have a fully managed sublet service available with some fantastic returns. We’ll take care of everything, so you can sit back, relax and make the most of your lodge when you aren’t using it yourself.

Is the resort family-friendly?

Yes! Part of owning a holiday home means creating lasting, treasured memories with your friends, family and loved ones. Take advantage of both the facilities and the local attractions that are close-by: there are so many family-friendly options for you to experience.

Fees & Costs

How do I buy a holiday home lodge?

If you choose to buy a holiday lodge that’s currently on the resort, and on a plot that’s ready for sale, we require an initial deposit of £5,000 to reserve the holiday home, along with a signed Purchase Agreement which outlines all the elements of both your purchase and terms of ownership. To prepare for a move-in date, the deposit required will then be 50% of the agreed asking price. We will then require the full cleared balance to be in place before the agreed handover date.

What’s included in the price?

All of our luxury lodges come fully furnished, with home comforts such as matching bedding and cushions that help to make it an ultimate “turn-key” experience. We offer fully fitted kitchens with integrated appliances, though the specifics do vary from model to model.
Externally, all luxury lodges come with bespoke decking to complement and maximise the enjoyment of each plot: we really think about how our holiday homeowners will want to use their outside space.

What are the average running costs of a holiday lodge?

The average annual running costs include:

  • Site Fees
  • Insurance – a “new for old” policy is required (estimated £300-£500)
  • Electrics – individually metered and billed annually
  • Gas (LPG) – individually metered and billed annually

What are the annual site fees?

The annual site fee is charged at approximately £6,000 plus VAT and our holiday lodges are available for use all year round with our 12-month season!

  • Occupation of your plot
  • Park Maintenance
  • Park Security
  • Waste Management
  • Office Administration
  • Landscaping

Legalities

Is my holiday home lodge just for leisure?

Yes. A holiday home lodge cannot be used as a permanent residence. This does mean that your lodge doesn’t incur Council Tax however! Every holiday resort is issued with a Site Licence to operate and this states when holiday homeowners are able to use their holiday home – ours is available for use all year round with a 12-month season.

We also have buy to let options on your holiday lodge, ensuring you can make a return on your investment.

How soon can I start to use my holiday lodge?

Once purchased, you can start to enjoy your holiday lodge in as little as two weeks, or even sooner depending on the situation of your chosen home and plot.
Bespoke holiday homes however, take around 20 weeks to be manufactured from sign-off, and then need to be transported, sited and landscaped. We want to make sure everything is perfect and ready for you to move into.

How long can a holiday home stay on the resort?

All new holiday homes (BS3632) come with a 50-year Licence Agreement – the one issued by us is the model standard agreement by The British Holiday Homes & Holiday Parks Association (BH&HPA). However, we believe that we’ve gone beyond the standard terms for the sole benefit of our holiday homeowners.
This agreement has been designed to offer both parties security and peace of mind to create a continuing, harmonious relationship.

What happens if I want to sell?

You are free to sell your holiday home lodge at any time, with all the benefits you purchased it with along with the remaining balance of the Licence Agreement. We will help guide you through the process and assist to sell where possible. Although we don’t actively market privately owned homes, we keep a list available in the office and with your authorisation, will show your home to interested parties.
Private sales must be processed through the site office so that the Park can ensure the new owners are fully briefed on the Terms & Conditions of the Licence Agreement.

Who owns Cambridge Country Club luxury lodges?

The resort is owned and managed by Cambridge Golf & Country Club Ltd.
